Terms and Conditions

Welcome to RoamLK (accessible via roam.lk and associated mobile/web applications). These Terms of Service ("Terms", "Agreement") constitute a legally binding agreement between you ("User", "Guest", or "Host/Partner") and RoamLK Private Limited ("RoamLK", "we", "us", or "our"), a company incorporated under the laws of the Democratic Socialist Republic of Sri Lanka.

By browsing, registering for an account, listing a property, or completing a reservation on RoamLK, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. If you do not agree to these Terms, you must immediately discontinue using our services.

RoamLK operates an online travel marketplace that allows verified third-party property owners, hoteliers, villa operators, and property managers ("Hosts") to publish lodging accommodations ("Listings") and facilitate reservations with travelers ("Guests").

While RoamLK conducts initial identity and listing checks, we do not guarantee the condition, cleanliness, safety, or legal conformity of any accommodation. Hosts are independent contractors and are not employees or agents of RoamLK.

To access key features, including creating reservations, saving favorite wishlists, and managing listings, you must create a RoamLK account. You agree to provide accurate, current, and complete information during registration.

• Security: You are solely responsible for maintaining the confidentiality of your credentials and for all activities that occur under your account.
• One Person, One Account: Users may not maintain multiple active personal accounts without explicit prior written authorization from RoamLK.
• Mandatory Identity Verification: In accordance with Sri Lankan tourist accommodation regulations and anti-fraud protocols, Hosts must provide verified Business Registration (BR) or National Identity Card (NIC)/Passport records. Guests may be requested to present valid government ID upon check-in.

When you book a listing, you agree to pay the total indicated sum, which encompasses:

Multi-Currency Display: RoamLK supports real-time currency conversions (LKR, USD, EUR, GBP). Rates displayed in non-LKR currencies are indicative estimates based on prevailing central bank exchange rates. Actual charges may be processed in LKR or USD depending on your bank and gateway selection.

Each property listing specifies one of the following standardized cancellation policies set by the Host:

Extenuating Circumstances: Full or partial refunds may be granted outside standard host policies in verified force majeure events (e.g., severe natural disasters, government-imposed international travel bans, or civil emergencies declared by Sri Lankan authorities).

During their stay, Guests agree to:

• Abide by House Rules: Respect rules regarding smoking, pets, quiet hours, pool usage, and event hosting as published on the listing page.
• Occupancy Limits: Never exceed the maximum guest count registered during the booking checkout without prior host approval.
• Property Care: Maintain the property, furniture, electronics, and grounds in the state received. Report accidental damage promptly to the Host and RoamLK support.
• No Illegal Activity: Strictly refrain from using the accommodation for illegal gatherings, commercial trafficking, or any activity in violation of Sri Lankan law.

Hosts onboarding accommodations through the RoamLK Partner portal agree to the following commitments:

• Listing Accuracy: Ensure that all photos, listed amenities (Wi-Fi, A/C, private pool, power generator backup), pricing, and calendar availabilities are authentic and current.
• Regulatory Compliance: Comply with municipal zoning laws, fire safety certifications, and Sri Lanka Tourism Development Authority (SLTDA) registration guidelines where applicable.
• Host Cancellation Penalties: Cancelling a confirmed booking without verified force majeure causes severe traveler disruption. Unjustified host cancellations incur penalty fees and automatic placement demotion in search rankings.
• Payout Timing: Host payouts are initiated via bank transfer 24 hours after successful guest check-in, safeguarding against check-in disputes.

RoamLK provides a transparent two-way review ecosystem following completed stays. To maintain integrity:

• Reviews must reflect first-hand, genuine experiences of the stay.
• Content containing hate speech, obscenity, personal identifying information, or threats of negative reviews for extortion is strictly prohibited.
• RoamLK reserves the right to remove reviews that violate content guidelines following an impartial review investigation.

To the fullest extent permitted by Sri Lankan law, RoamLK, its directors, officers, employees, and affiliates shall not be liable for any indirect, incidental, punitive, or consequential damages, including personal injury, death, property damage, loss of profits, or travel disruption arising out of your stay or interaction with other users.

In all cases, RoamLK's aggregate liability arising out of or in connection with these Terms shall not exceed the total amount of RoamLK service fees retained from the specific booking giving rise to the claim.

These Terms and any dispute or claim arising out of or in connection with them shall be governed by and construed in accordance with the substantive laws of the Democratic Socialist Republic of Sri Lanka.

Two-Step Resolution Procedure:

1. Informal Mediation: In the event of a dispute, the parties agree to first attempt resolution through RoamLK's Dedicated Trust & Dispute Resolution team by submitting a support claim to support@roam.lk.
2. Jurisdiction: If a dispute cannot be resolved informally within 30 business days, the competent courts in Colombo, Sri Lanka shall have exclusive jurisdiction.

RoamLK reserves the right to modify these Terms at any time. When material updates occur, we will revise the "Last Updated" date at the top of this page and notify registered users via email or platform banner at least 15 days before changes take effect.
